EICR vs. EPC - What is the difference?

An EICR is a detailed report that assesses the safety of electrical installations within a property. Carried out by a qualified electrician, it is a legal requirement for landlords in the UK. The report identifies potential electrical hazards to ensure the safety of tenants and compliance with regulations.

On the other hand, an EPC measures the energy efficiency of a property, assigning a rating from A (most efficient) to G (least efficient). This certificate is required whenever a property is built, sold, or rented and helps inform buyers or tenants about energy usage and potential costs. Both documents are essential for property management, with the EICR focusing on electrical safety and the EPC providing insights into energy efficiency.

When Do I Need a EICR?

In the UK, an Electrical Installation Condition Report (EICR) is legally required for landlords to ensure the safety of their tenants. Landlords must have an EICR carried out every five years or upon a new tenancy.
